MiMo Bay Apartments Designed by Stantec is Underway in Miami’s Upper Eastside

MiMo Bay Apartments is a waterfront community that will feature  236 units and a new 15,000 square-foot American Legion Post facility for military veteran members. Stantec’s design vision is to pay homage to the surrounding neighborhood and its Miami Modern architecture and to establish a connection between Biscayne Bay and the Legion Memorial Park.

Asia Capital Real Estate Management (ACRE) and Global City Development have started construction on MiMo Bay Apartments on Miami’s Upper East Side. The 236-unit mixed-use waterfront community is a joint venture between ACRE and a large Canadian Pension Fund.

The five-story building will be constructed on a 3.5-acre parcel formerly occupied by the building of the American Legion Post No. 29, which was demolished back in 2016—shortly after the Canadian pension fund acquired the asset for nearly $4 million, according to The Real Deal. That site is adjacent to Legion Memorial Park at 6445 N.E. 7th Ave. in the coveted Miami Modern (MiMo) District.

Stantec Breaks Ground on Atelier in the Dallas Arts District

Global architecture and design firm Stantec has broken ground on Atelier, the 41-story residential building located in the heart of the Dallas Arts District. Atelier, which means “artist workshop”, is designed to support the District’s local artists and residents with an appreciation for the arts and urban living.

The mixed-use high-rise will feature 364 luxury residential units and 52 mixed-income artist’s lofts that include 43 affordable artist residences. The project also includes an amenity deck with a pool, 15,000 square-feet of retail and gallery and exhibit space.

“Atelier is being built on the idea of patronage. The building’s modern design will integrate with its neighboring performing and visual arts venues, while also supporting local artists, residents and community members who share a common need to create beauty,” said Andrew Burnett, principal at Stantec’s Miami office, which is leading the architecture and interior design of Atelier.

After years of waiting, developers are set to break ground today on Atelier, which in its most recent incarnation is a 41-story luxury high‐rise in the Dallas Arts District.

The mixed‐use development, which is marketing itself as the tallest rental tower in the Dallas area, will be comprised of 364 residential tower units with sweeping views of Uptown and downtown Dallas.

The project between the Nasher Sculpture Center and the Morton H. Meyerson Symphony Center will have over 26,000 square feet of amenity space and 15,000 square feet of onsite retail.

Atelier is also planned to be home to Flora Lofts, 52 affordable artist lofts developed by DFW architect Graham Greene.

In addition, there will be 157 hourly‐fee public parking spaces in the underground structure and 553 resident spaces in a 10‐story parking garage.

Orlando-based multifamily developer Zom Living is developing Atelier in partnership with affiliates of Daiwa House Texas Inc. and Itochu Corp.

Stantec Set to Design Park-Line Miami and WPB Interiors

lobby1_no-peopleStantec has been selected to design the interiors for upcoming Park-Line residential projects in West Palm Beach and Miami.

Park-Line West Palm is expected to be completed next year while Park-Line Miami, which will rise at MiamiCentral, is slated for completion in 2019. Both projects are located next to new All Aboard Florida Brightline Express Train stations, which will run between Miami, Fort Lauderdale, West Palm Beach, and, eventually, Orlando.

The design concept for Park-Line Miami is “the timeless traveler,” as the release states, with “rich leathers inspired by antique luggage and travel bags, warm woods, creamy neutral tones, and deep blues are incorporated to create a sophisticated and inviting environment.”

Stantec will design Park-Line Miami’s lobby, residential units, and curate the furniture for the amenity deck, the latter including a yoga pavilion, a dog park, a running track, a movie screening area, and a resort-style pool. The twin towers have just begun vertical construction.

For Park-Line West Palm Beach, the project will feature “tones of rich purple complemented by warmer tones of yellow” and a “dripping diamonds tile wall” that “gradients from purple to gold and silver tones.” Amenities there include a game room, a dog park, and a dog spa.

Brickell’s First New High-Rise Apartment in Over a Decade Opens This Fall

Multifamily developer Zom just launched pre-leasing for Solitair Brickell, a 50-story, 438-unit building located at 86 Southwest Eighth Street. Residents will begin to move into the first 20 floors of the building in November, and the remaining floors will be delivered by February.

Because Solitair will still be under construction when the first phase is completed later this year, Zom is offering a discount on rents. Studio apartments will start at $1,600, one-bedrooms at $1,850 and two-bedrooms at $2,500.

When the second phase opens early next year, monthly asking rents will increase by about 16 percent for studios and one-bedrooms, up to $1,900 and $2,200, respectively. The pre-construction incentive is higher for two-bedroom apartments, with monthly rents increasing by 19 percent to $3,100. Zom just opened an off-site sales center at Mary Brickell Village.

Stantec is designing the building, which will include a pool and amenity area on the 50th floor rooftop and retail on the ground floor. The Orlando-based developer paid $16.8 million for the site in 2014 and broke ground on the project last year with a $108 million loan from JP Morgan.

Solitair is a joint venture between Zom and AIG Global Real Estate, an affiliate of the insurance provider AIG that both develops and invests in real estate. It’s one of three rental projects Zom has underway in Greater Downtown Miami, including Maizon, Avant at Met Square and Luma at Miami Worldcenter.

A number of rental projects are in the pipeline in a market that’s been dominated by condo development. “There’s more viability for rental housing than there has been before,” West said. “Regardless of their age, [renters will be] people who value pedestrian proximity to the things they do in their life.”

Solitair is across the street from Brickell City Centre, and surrounded by new development like SLS Lux and Brickell Heights.

Panorama Tower will open soon after Solitair in January, a spokesperson said, adding another 821 luxury apartments to the Brickell market. The 85-story mixed-use tower will also become the tallest residential building south of Manhattan in the U.S. Apartment rents at Panorama will start at about $2,420 a month, and to encourage residents to ditch their cars, developer Florida East Coast Realty will offer a $1,000 bonus for renters who do not require a parking space.

This year alone, nearly 13,500 new apartments will be delivered in South Florida, marking the fifth most active U.S. metro for multifamily construction, according to a recent report. During the first half of this year, the supply of new inventory outpaced demand with rents increasing at a slower pace, Berkadia reported. Landlords are also expanding average concessions on rent by 10 basis points to 0.6 percent of asking rent.
