SoLē Mia hosted an open house event to officially acknowledge the new Local Preference Office spearheaded by Garth Solutions, a local management-consulting firm. Attended by North Miami city officials, SoLē Mia developers, business owners, and staff from the local schools working with the LPO, the event served as a lead up to the public open house being held in the fall.

The LPO offers free job training and scholarship opportunities to North Miami residents in order to help fill at least 10 percent of the estimated 14,000 short- and long-term jobs with local residents. As of September, 46 students were awarded scholarships, and 29 percent of the total workforce has been filled with North Miami residents – exceeding the mandated requirement of 10 percent by nearly three times.

As the largest project in the City of North Miami’s history, SoLē Mia is Turnberry Associates and LeFrak’s latest development and is poised to become South Florida’s next iconic neighborhood. The premier, 184-acre master-planned community will feature 1.4 million square feet of retail space, upscale dining and entertainment, two swimmable 10-acre Crystal Lagoons, and 4,390 residences.

The project, and the work of its LPO, has been featured in several publications like the South Florida Business Journal, The Miami Herald and The Real Deal South Florida.

Golf Resorts Near the Sea featuring Four Seasons Resort Estates Nevis

When Daniel Buttafuoco needs a break from his busy legal practice and  bitter New York winters, he and his wife fly to the Caribbean island of Nevis. There he unwinds with a round of golf on a course that climbs up a mountain through lush rain forest before descending to the edge of the Caribbean Sea.

“It’s beautiful,” says Mr. Buttafuoco, who is 58 years old. “There are monkeys all over the golf course. The views are stunning.”

The Buttafuocos currently own a three-bedroom villa at the Four Seasons Resort Estates, but they’re considering upgrading to a four-bedroom, 3,400-square-foot home in a new Four Seasons development called Villas at Pinney’s Beach. The property, located on the fourth fairway and just a short walk from the sea, costs $4.2 million. It features a contemporary design, with vaulted ceilings and walls of glass that open to a patio, pool and guest cottage. Interior appointments include white marble countertops, mahogany doors and Bosch and Thermador kitchen appliances.

The Nevis villas are among a handful of new luxury developments cropping up around the Caribbean that appeal not only to golf enthusiasts like Mr. Buttafuoco, but to beach-lovers and those who want family-friendly activities. These days, beach resorts are wooing buyers with everything from high-end fitness centers to equestrian facilities to water parks for children, says Neal Sroka, who specializes in global marketing for resort properties at Douglas Elliman Real Estate in New York.

When Mr. Buttafuoco isn’t on the Robert Trent Jones II-designed golf course, he says he sometimes heads to the spa for a massage or haircut. His wife loves lounging on the beach and dining at one of several restaurants. And his grandchildren can choose among activities that include crab hunting and nature walks.

The changing face of Miami Beach’s Di Lido Island: Choeff Levy Fischman has 14 properties either completed, under construction or under design

Take a drive through Miami Beach’s Venetian Islands and you’ll notice a quiet transformation taking place compared to years past. On Di Lido, the third Venetian island from the east, about 15 homes are under construction, older homes are for sale, and vacant lots are on the market.

The island is a snapshot of the current movement in Miami Beach to tear down older homes and build modern mansions.

Architecture firm Choeff Levy Fischman, which has designed the South Florida residences of several celebrities and international business leaders, has 14 properties either completed, under construction or under design on Di Lido. Those completed include 212 West Dilido, 303 East Dilido Drive and 440 West Dilido Drive.  Architect Paul Fischman recently toured the island with The Real Deal.

Brickell's First New High-Rise Apartment in Over a Decade Opens This Fall

Multifamily developer Zom just launched pre-leasing for Solitair Brickell, a 50-story, 438-unit building located at 86 Southwest Eighth Street. Residents will begin to move into the first 20 floors of the building in November, and the remaining floors will be delivered by February.
Because Solitair will still be under construction when the first phase is completed later this year, Zom is offering a discount on rents. Studio apartments will start at $1,600, one-bedrooms at $1,850 and two-bedrooms at $2,500.
When the second phase opens early next year, monthly asking rents will increase by about 16 percent for studios and one-bedrooms, up to $1,900 and $2,200, respectively. The pre-construction incentive is higher for two-bedroom apartments, with monthly rents increasing by 19 percent to $3,100. Zom just opened an off-site sales center at Mary Brickell Village.
Stantec is designing the building, which will include a pool and amenity area on the 50th floor rooftop and retail on the ground floor. The Orlando-based developer paid $16.8 million for the site in 2014 and broke ground on the project last year with a $108 million loan from JP Morgan.
Solitair is a joint venture between Zom and AIG Global Real Estate, an affiliate of the insurance provider AIG that both develops and invests in real estate. It’s one of three rental projects Zom has underway in Greater Downtown Miami, including Maizon, Avant at Met Square and Luma at Miami Worldcenter.
A number of rental projects are in the pipeline in a market that’s been dominated by condo development. “There’s more viability for rental housing than there has been before,” West said. “Regardless of their age, [renters will be] people who value pedestrian proximity to the things they do in their life.”
Solitair is across the street from Brickell City Centre, and surrounded by new development like SLS Lux and Brickell Heights.
Panorama Tower will open soon after Solitair in January, a spokesperson said, adding another 821 luxury apartments to the Brickell market. The 85-story mixed-use tower will also become the tallest residential building south of Manhattan in the U.S. Apartment rents at Panorama will start at about $2,420 a month, and to encourage residents to ditch their cars, developer Florida East Coast Realty will offer a $1,000 bonus for renters who do not require a parking space.
This year alone, nearly 13,500 new apartments will be delivered in South Florida, marking the fifth most active U.S. metro for multifamily construction, according to a recent report. During the first half of this year, the supply of new inventory outpaced demand with rents increasing at a slower pace, Berkadia reported. Landlords are also expanding average concessions on rent by 10 basis points to 0.6 percent of asking rent.

Stantec Architecture Firm Helps Miami’s Towers Soar

La Moderna Restaurant Opens In Sunset Harbour

Special guests had an opportunity to preview La Moderna Miami, a new bar/restaurant in Sunset Harbour, which combines modern Italian classic from la cucina (the kitchen), skillfully-crafted cocktails and Neapolitan-style pizza, served in a sophisticated and lively space, with more than a touch of Italian flare. La Moderna’s original location is in the trendy Testaccio neighborhood in Rome. The evening, which was hosted by owner Luca D’Angelo, showcased the talents of renown European bartenders Valentino Longo and Rusty Cerven. The duo wowed attendees with their drink-mixing skills while delicious crudos were served from the kitchen of Chef Manuel Lanni.

Miami Beach Mayor Philip Levine attended the preview and was seen mingling with Miami Beach residents and business leaders. International Lawyer Genilde Guerra was seen enjoying the tasty bites and admiring the space, a contemporary interpretation of a mechanical workshop, designed by award-winning Italian architect Roberto Liorni. It includes a meticulously crafted copper bar and extensive millwork that was fabricated in Italy. Scott Robins, the developer of Sunset Harbour Shops, was on hand beaming with pride over how his retail center has quickly become Miami Beach’s restaurant mecca.

FIU Celebrates City of Miami Beach’s 100th Anniversary

MBUSAs part of an expansive partnership with the city that began last year, FIU is hosting numerous events in conjunction with the 100th Anniversary of Miami Beach.

Though the celebration runs all year, the major centennial events will be held March 22-26, including a performance by the FIU Symphony and Concert Choir at St. Patrick’s Cathedral on March 25.

According to John Stuart, associate dean of cultural and community engagement in the College of Architecture + the Arts (CARTA) and executive director of the Miami Beach Urban Studios (MBUS), FIU has had a significant presence on Miami Beach for years ­­­­­– so partnering with the city was a natural fit.

Beyond the centennial events, projects included in FIU’s partnership with the city range from sea level rise and transportation to dual enrollment and new courses at MBUS.

Located in the iconic 420 Lincoln Road building, FIU’s MBUS has worked with city leaders for months to help plan FIU’s collaboration with the centennial. In addition to MBUS, the Wolfsonian-FIU and the Jewish Museum of Florida-FIU will play a part in the festivities.
